If you are currently in the market to find either condos for rent or condos for sale in the Sundance at Davie Condominium community or nearby communities for the upcoming school year in 2021 below should help answer some commonly asked questions for everyone.
When Should Your Start Your Search?
Generally depending on when you would need to move into your new place whether its in May 2021 or August 2021 you should start early but it also does not guarantee securing anything right away. For those students who need to find housing for May this is the absolute hardest time frame in the area due to most students not moving out of their current rentals until early June year after year. June through August is much easier to find housing of all types in and around the Davie, Fl campus.
You can expect to pay regardless of the community as long as its nearby the campus but their are premiums for living in any communities that are actual walking distance to the Nova Southeastern University campus especially the Health Professional building. Realistic prices range from $1300.00 – $1500.00 for all 1 bedroom 1 bathrooms , $1600.00 – $1750.00 for 2 bedroom 2 bathrooms and the 3 bedroom 2 bathroom condos in the area are $1800.00 – $2500.00.
Now while these prices are what you can expect to pay when you rent from a private owner / landlord and Apartment communities will generally be priced higher on the monthly rate.
Move In Monies Needed
Since I personally only work with private owners / landlords you will pay equal to 3 months to move into these units. This equals 1st Months Rent, Last Months Rent & equal to 1 Months Security Deposit needed.
Getting Approved To Lease
Since 99% of the nearby properties you will find available for lease / rent in the area these are located within a condominium community and require all residents regardless if you are renting or purchasing to be approved by the board members and management company outside of the landlord who owns the actual unit. But don’t worry they will only decline you if you have been convicted of a Felony or other problems like recent evictions, or issues with another condominium association if it shows up on your background or credit report.
Don’t Sign A Lease Unless?
With so many shady landlords, craigslist scams and just plain and simply shitty properties out there that are smelly, run down and dirty I always advise my clients not to sign any leases or give deposits until they have seen the actual apartment / condo in person and that you have done your research that its a real property being rented by either a Real Estate Professional or the Landlord and it meets your expectations and needs. I am not saying every property is an issue but I personally have dealt with to many landlords that are horrible and lease / rent properties I would not want my clients or anyone in general living in.
There are many nearby communities that offer a great place to call home while you are attending school and these communities include Royal Grand Condominium, University Parc Residence, The Harvest Condominium, Rolling Hills Condominium and many newer luxury apartment complexes.
What’s Included In Rent
Most places when renting from a private landlord your rent covers Water & Trash, Trash is not valet but its included and your paying extra for something that most people end up taken their trash out to the dumpster anyways.
